The Chorltonville estate is managed by a voluntary committee. Conveyancers may request completion of freehold management enquiry (FME1) forms or similar documents, but we don’t have the resources to respond to these. We hope that this page will supply useful information as an alternative.
General
- What is the service charge for Chorltonville?
- All domestic properties in Chorltonville are liable for an annual levy to cover maintenance of the common roads, footpaths, drainage gullies and trees. This levy is set at the Chorltonville AGM in March and collected by the Chorltonville Owners’ Committee. See the Levy page for more information. Individual properties may additionally be liable for ground rent or other charges. These charges are not collected by the Owners’ Committee, and we hold no information about individual properties’ liability.

- Who is the Rentcharge Owner?
- The Chorltonville Owners’ Committee is the owner of the annual levy. The Committee Secretary can be contacted at info@chorltonville.org.
- Who is the Management Company?
- There is no management company. The Chorltonville Owners’ Committee maintains the public areas of the Chorltonville estate. We have no remit to manage private properties. The Committee Secretary can be contacted at info@chorltonville.org.
- What are the bank details for levy payments?
- Bank details to pay the levy are provided each year, in a levy notice issued after the AGM.
- Who is the Managing Agent?
- The Owners’ Committee does not use an agent. The Committee Secretary can be contacted at info@chorltonville.org.
- Who is the Legal Representative?
- The Owners’ Committee does not permanently retain a legal representative. The Committee Secretary can be contacted at info@chorltonville.org.
- Who accepts service of the Notice of Transfer & Charge?
- The Owners’ Committee does not require notice of transfer of private properties, and therefore makes no charge for this. If new owners wish to give the Committee their details on arrival, it helps us to manage estate communications, but this is not a requirement.
- Who collects, or will collect, the Service charge?
- The annual levy is collected by the Owners’ Committee.
- Who deals with, or will deal with, the day to day maintenance of the Managed Area?
- The Owners’ Committee manages day to day maintenance of public areas of the estate.
- Who organises and administers the insurance for the Managed Area?
- The Owners’ Committee manages insurance to cover our maintenance work, and the public areas. This insurance does not extend to privately owned properties – owners are responsible for providing their own insurance.
Transfer & Registration
- Is a Deed of Covenant required?
- The Owners’ Committee remit does not cover private properties. We do not require a deed of covenant, but cannot answer for other interested parties in Chorltonville properties.
- Are you aware of consent having been given to any alterations or additions to the Property?
- The Committee does not monitor alterations or additions to private properties on the estate.
- Is the incoming owner required to take a share in, or become a member of, the Management Company?
- The public Chorltonville estate is owned by a board of trustees, on behalf of owners of private Chorltonville properties. Registration of owners is not required, and there are no fees payable for this. All private owners are eligible to join the Chorltonville Owners’ Committee, and help with management of the estate.
- What is the procedure and cost for obtaining a certificate in accordance with a restriction in the Proprietorship Register at the Land Registry, if applicable?
- This is not required by Chorltonville Owners’ Committee.
Service Charge
- What is the annual Service charge payable by this Property?
- Each property in Chorltonville is liable to pay an annual levy, to cover maintenance of the public areas of the estate – see our levy page.
Chorltonville houses do not pay a rent charge or ground rent to the Committee separately from the levy. The Committee keeps no records of any ground rent liability for Chorltonville properties. The levy is set at our AGM in late March, and is due for payment at the end of April. This covers the same calendar year. - What period is covered by the last demand?
- Each levy demand covers the current calendar year from 1st January to 31st December.
- How many properties contribute toward the maintenance of the Managed Area?
- The levy is paid by:
- 261 domestic properties.
- 2 businesses.
- Do all properties in the Managed Area contribute to the Service charge?
- Yes.
- Is any excess payment anticipated from the Property at the end of the financial year?
- Typically no excess payment beyond the levy is requested from properties.
- In the last 12 months, has any inability to collect payments, from any party, affected (or is likely to affect), the maintenance of the Managed Area?
- In the experience of the current Committee, the levy is always collected in full from all parties.
- Does a Reserve Fund apply to the Managed Area?
- Yes, Chorltonville funds include a reserve for contingencies.
- If Yes, confirm the amount collected held in the Reserve Fund
- Check the most recent AGM papers for up to date details of the contingency fund.
- Is the amount expected to be sufficient to cover the known expenditure?
- Yes. The contingency fund is a reserve to cover a major incident, such as a large sewer collapse or significant legal costs. The amount is reviewed at each AGM and agreed by owners for the current year.
- If parts of the Managed Areas require regular decoration confirm the date when the Areas were last decorated, internally and externally.
- No parts of the estate require regular internal or external decoration.
- Within the next 2 years, are any works proposed to the Managed Areas anticipated to require an additional contribution greater than £250 from the Owner?
- Check the most recent AGM papers for up to date details of any additional contributions agreed at the meeting.
- Is any increase in the Service charge over 10% or £100, whichever is the greater, anticipated in the next 2 years?
- The levy is calculated afresh each year, based on the work planned for the year, and current costs. It is not possible to say whether it will exceed these thresholds.
- Where you operate Service charge consultation, are there any outstanding Service charge consultation procedures?
- The levy is agreed by owners at the AGM. There are no outstanding issues from previous AGMs.
- Are there any transfer fees, deferred charges or similar fees, expressed as a percentage of the Property's value payable on an event such as resale or subletting?
- The Chorltonville Owners’ Committee has no remit over private properties, and requires no such fees.
Insurance
- Are the Managed Areas insured?
- Yes.
- If Yes, are the insurance premium contributions payable by the Owner paid up to date for the Managed Areas?
- Yes.
- What period is covered by the last demand?
- The demand typically runs for a year from December, but may change as the Committee reviews its insurances.
- Is the insurance premium included in the Service charge?
- Yes.
- Are you aware of any reason why comprehensive insurance will not be available on standard terms in future?
- No.
- Are you aware of any non-compliance with the insurance conditions that would render the policy void?
- No.
Disputes
- Are you aware of any breach of the terms of the Transfer of this Property?
- The Chorltonville Owners’ Committee has no remit over private properties, and does not monitor property transfers.
